LEOS VISION FUND
At LEOS, we are always on the lookout for opportunistic real estate investments and development projects from experienced industry professionals within the UK. We are ready to commit £200 million in funding this year to support SME developers, landlords and builders that can offer us a substantial investment opportunity IRR. In return, our fund will provide financial assistance to secure and develop these projects.
REQUIREMENTS
We strongly focus on areas within and around London and are willing to consider all types of sites and buildings, such as residential, commercial and industrial. We are dedicated to delivering projects of exceptional quality in prestigious areas that provide a positive, sustainable and lasting impact on their local environment.
The types of sites and buildings we will consider:
- Sites with and without planning permission
- Houses with development potential
- Tenanted Properties
- Problematic sites
- Vacant industrial buildings, warehouses or land
- Petrol stations
- Public or private car parks
- Public houses
- Industrial units and estates
- Commercial buildings vacant and let
- Prime and secondary investments both vacant and let
- Retail investments vacant and let with upper parts
- Shopping centres
- Non-Mortgageable properties
After conducting a site visit, we closely liaise with the vendors to make a mutually beneficial agreement regarding the proposed project. This could include (without limitation) the following:
- Unconditional purchase
- A conditional contract that depends on the successful planning permission
- A partnership with LEOS to develop a joint venture with the vendor
- An option or agreement to promote land for development.
